We videotape every home, inside and out, at move-in and move-out.

We photograph your home, inside and out, on average 80 photos, at move-in and move-out.

We catalog all of your appliances by serial and model number.

We prepare a detailed condition report of your property at move-in and move-out.

(The above 4 items provide us with a clear snapshot of your home to limit tenant disputes at move-out regarding condition)

We collect, process, and distribute monthly rents.

We handle all tenant issues.

We handle all maintenance issues.

We respond 24 hours a day to emergencies.

Every month you will receive a statement and your proceeds.

We provide an end of the year, accountant ready statement to you. (Our services are tax deductible!)

We inspect our homes every April and October. We are usually at homes more than these 2 times for tenant or maintenance issues.

We provide an excellent partner for renting your home which is our real estate Team at 1st choice GMAC. Every listing receives a virtual tour and an enhanced presence on Realtor.com in addition to an extensive marketing program. When it's time to sell, we can do that to!

We provide our self-authored Renter's Handbook which we have titled, "Welcome Home" to every new tenant. It provides our rules for a pleasant stay as well as a wealth of phone numbers and community info.

We only use attorney prepared leases. Currently, our lease is 9 pages and is available for viewing on the home page of this web site.
