Years ago when we started managing properties, we knew that to grow we would have to employ the same principles that we have provided for so many years in our real estate sales company. Here are a few of the principles that we employ: 1. Treat Tenants well!- Hey, wait a minute! The tenants don't pay for property management services, the Owners do. While that is true, a successful property manager will always do their best to facilitate a pleasant tenancy to minimize tenant turnover and vacancy time. To do this we: A. Respond to every tenant request as quickly as possible. B. Acclimate the tenants to our area and forge a relationship of trust and respect. C. Communicate with tenants regarding inspections and end of lease decisions. D. Provide and review our self- authored tenant handbook entitled, "Welcome Home". 2. Document our properties!- We learned long ago that doing alot of work up front will lay the foundation for a good tenancy. We heavily document every property with still photos, camcorder video, and written reports. Not only does this provide us with an intimate portfolio of the property but the tenants are well aware that we have this information as well. We find that people are less apt to do damage if they know that you have a crystal clear snapshot of the day they moved in. 3. Check it out- Twice a year we visit our properties to do a condition and safety visit. At this visit we recommend any needed maintenance to our Owners. We also check for safety issues and lease violations which are corrected on the spot when possible or later through legal notices when needed. 4. Improve- We are always searching for ways to improve. This year, we introduced "no fee" electronic payment solutions for our tenants. We also pay our Owners electronically. These are but a few of the components that make up our business model. In simpler terms, we take the headaches out of being a Landlord and do our best to make it look easy. If you are ready, we would like to hear from you! |
