Getting Started without a Tenant in place

Since 1st Place Property Management does not sell or lease homes, we rely on real estate professionals. Our Realty Partner, Real Living 1st Choice Realty will take great care and diligence to find your next Tenant. The Czukor/Phelps Team has been in existence for over 30 years and have sold and leased over 2,000 properties to date! David Phelps who owns and operates 1st Place Property Management is also a licensed Realtor but is solely an agent with Real Living 1st Choice Realty and both companies operate independently.
Your home will me marketed for rent in many ways and on multiple web sites, including an enhanced presence on Realtor.com which includes a showcase border, headline, 16 photos, text, and a virtual tour. Most of our properties are renting within 30 -45 days presently.
Once a candidate is found, all adult applicants will submit to a background screening including credit, criminal (felony & misdemeanor), and past evictions. If your home is within an Association, we will defer to them for this process as your by-laws will call for their approval.
Before the tenant takes occupancy we videotape and fully document the property. Simultaneously, we build a relationship with the tenant(s) and explain our procedures through our self-authored tenant handbook entitled "Welcome Home".
Building a bridge with the tenant coupled with our up front documentation generally facilitates a smooth tenancy. There is a platform of respect that is established and the tenant realizes that we are available when needed and that are rules are fair but firm.
Tenants may pay their rent electronically and we are also able to pay our Owners electronically. Our Owners usually receive payment no later than the 10th each month.
We conduct safety inspections at the property during the third and ninth month of tenancy. Besides checking safety issues, we also check the home's condition and dtect lease violations such as inside smoking or unregistered pets or tenants.
During tenancy we respond to all tenant issues, maintenance requests, and we are on call 24 hours a day for emergencies.
At the end of the tenancy, we fully document your home's condition once again so that we may charge the tenant's for any damage that exceeds the "normal wear and tear" that is allowable by law.
