Property Management Minute

Do you "NEED" a property manager?

Do you really need a property manager? Landlords ask themselves this question all the time and usually, they think “no” until something goes wrong or they are just worn out. Sometimes tenancies can be peaceful but it is never for long. Eventually things on the property break, mishaps occur, tenant throws you a curveball, rent stops getting paid and on and on. Most Landlords are super when things are going well but not sure how to handle the bumps in the road.

Our philosophy is to get a tenancy off on the right foot. We share our documentation of the property and renter’s handbook with every new tenant. They know our policies and what is expected of them. They know how to reach us 24/7 and that we will return for periodic visits. They also know that we have a clear snapshot of the condition of their new home. Finally, they know that we took the time to make sure that their backgrounds were checked so we are diligent.

We encourage tenants to call us. They don’t always like to though. We don’t want a drippy faucet to wear away the enamel in a sink because the tenant was afraid for us to see their untidy house. We encourage them to call by building a bridge of respect. When something needs attention, we do our best to handle the issue in a timely manner.

Our vendors help too. If they see something on a property that does not look right, they call us. More eyes on your investment.

As property managers, we have sat on plenty of couches to work out issues. A vacancy is costly. If we can solve a problem, we will.

So, do you need a property manager? Yes. In the long run, it will give you peace of mind.
